When selling a property, first impressions are hugely important.
My Pre-Sales Styling service is designed to help you to present your property to its fullest potential within budget to maximise its value and enhance its appeal to potential buyers.
As a general rule of thumb, if a property is in a sound condition, presale makeovers with an investment budget of 1 - 2% of the current market value could return an extra 10% on the sale value, whilst heightening the chances of sale.
This project was an investment property in Portsmouth, Hampshire. My clients purchased it in a rather run down state, with plans for a loft conversion and rear single storey extension, making room for a spacious kitchen/diner.
We worked together to plan the eventual layout and flow of the property, removing the original, very small bathroom to create space for the stairs to the loft conversion, housing the master bedroom & en suite shower room. In turn, replacing one of the original bedrooms with a spacious bathroom with traditional victorian style suite, in keeping with the age and style of the property - the original number of 3 bedrooms maintained.
The decor is light, fresh and neutral throughout, letting the natural character and space of the house speak for itself and complementing the furniture that has been selected to style the property for viewings.
To keep the finishing styling costs to an absolute minimum, we have utilised the owner's furniture and accessories where possible, renting only some beds and the lounge suite, which perfectly complements the blue tiles in the fireplace surround.
The entire project was a complete success, with my clients gaining an amazing return for their investment and the property almost doubling in value!
The viewings came flooding in as soon as it was put on the market and an offer made and accepted in no time!
Where pre-sales styling is concerned, every property is different. This was an investment property with a large budget set out for major works to be completed, but that may not be the case for you...

The purpose of my initial consultation with you is to see the property in the flesh and ascertain what may or may not be required to enhance its market appeal and chances of sale, within the budget provided.
